Redbrick Offices, a leading co-working and managed office provider in India, has signed a massive lease for 0.4 million square feet at the AP4 Tech Park in Wagholi, Pune. The deal stands as one of the city’s largest office transactions in recent years, signaling a major expansion for the firm and a boost for Pune’s commercial real estate market.
Key Highlights of the Deal
- Massive Footprint: The 400,000 sq ft lease significantly bolsters Redbrick’s portfolio in Pune, where it already manages over 1.5 million sq ft across 13 Grade A assets.
- Strategic Hub: AP4 Tech Park is a Grade A IT development spanning 4 million sq ft. It is located in the Kharadi Annexe corridor, a rapidly growing hub for IT and knowledge-driven businesses.
- Target Market: The new space is designed to cater to the surging demand from Global Capability Centers (GCCs), large IT firms, startups, and multinational enterprises like Salesforce and Cisco.
- Sustainability Focus: AP4 Tech Park holds a Pre-Certified Platinum rating from the Indian Green Building Council (IGBC), aligning with Redbrick’s commitment to ESG (Environmental, Social, and Governance) principles.
Scaling “Space-as-a-Service”
Ayush Goenka, Chairman & Managing Director of Redbrick Offices, noted that this move is a pivotal step in the company’s goal to double its total managed area to 10 million sq ft by 2028.
By leveraging “Space-as-a-Service,” Redbrick aims to reduce overhead costs for its clients by up to 25% through single-vendor management and flexible, penalty-free scaling.
